Project Delivery Methods

Which project delivery method should we use?

ARCHITECT + OWNER + CONTRACTOR APPROACH

What do you think about having an “owner’s rep”?

Most of our projects are implemented by having a team of trusted partners - a trusted architect, contractor, and consultants all working together on your team. With that said, a building project requires a great deal of decision making and it is critical there is a devoted decision maker from the client appointed to manage the project, answer questions, and ensure the vision is carried out throughout construction etc. When the client does not have this resource, then an Owner’s Rep should be considered. With a trustworthy team that understands the vision, we can get it done!

What about design build?

The advantage to design build is that you have the architect and the contractor working together either through one firm or in a partnership. In our opinion, there is an added level of accountability when the architect and the contractor are both contracted directly with the client, rather than one another. Our LIVE Design Process achieves the best of both worlds by inviting the contractor to join on the design team, involving them in the process from the beginning to ensure everyone is on the same page, that we are designing feasibly and economically, and avoid any midcourse corrections, all while having them be contractually obligated to the client. Having them involved allows them to become familiar with the design and weight in on constructability, as well as helping to achieve a balance between the dream and the reality of budget. This way, everyone is working together but for the client. While there many other ways to approach a project, we have seen that the BIM technology is changing the way that everyone works and is the way of the future.
