Architecture 101

Schematic Design

We start with the Conceptual LIVE Session concept and develop the design into more detail. This allows the contractor to provide schematic design pricing with greater accuracy than the initial LIVE Session pricing. This will be used to refine the design and establish the budget in greater detail.

Design Development

Develops the project’s systems to greater detail. The overall design is refined to accomplish the project visual goals in the most effective way. Mechanical, structural, electrical, plumbing, AVL consultants, and additional engineers create the building systems layout with integration into the project model.

Construction Documents

Final construction documents add the complete detail required to convey to the contractor the graphic information required to construct the project. Project specifications are completed which provide material detail and installation requirements.

Contract Negotiation

This phase is spread over the entire design process as LIVE Design works closely with the contractor to refine the construction pricing during the design phases and for the final construction documents. Typically, the contractor provides comparisons of the various pricing exercises throughout the project’s development and establishes the final Guaranteed Maximum Price (GMP) for the project and a Construction Contract will be executed by the church and the contractor.

Construction Administration

LIVE Design assists the church and the contractor during the construction process. We communicate almost daily with the contractor answering questions and providing responses to Requests for Additional Information. This phase of the project includes on-site visits at appropriate intervals to review the progress of the project’s construction. Our project interior designer also works closely with the church during the construction phase.
